Introduction

Old Mill House is a small Bed & Breakfast business catering for a maximum of four guests in two, ground floor, guest suites.  Each of our suites comprises a lounge, double bedroom and an ensuite shower room.

The following statement is a summary of transport and physical access information that may be of use to our guests. If you have any specific questions please feel free to contact us and we will be pleased provide any additional information.

Arrival & Car Parking 

Arrival

Old Mill House has roadside sign to identify the business. The site has a gated access from the Main Road (A1104).  There are vehicle gates across the drive with a pedestrian gate to the right hand side.  Maximum opening width of the pedestrian gate is 1.2mtrs.  You are welcome to let yourself in when you arrive by car, or if you prefer beep your car horn and we will open the gates for you. Our gates not only provide an enclosed parking area, but also keep our pooch from wandering onto the road.

Car parking

We have a gravel surface parking area to the front of the guest accommodation.  This area provides ample turning and free parking for our guests’ vehicles. Guests with mobility problems may be dropped off on the paved walkway/drop off area that connects the guest accommodation to our reception area.  The walkway, which is uncovered, is 1.2mtrs wide and approximately 14.mtrs in length.  The paved drop off area, outside the reception entrance, is approximately 10sq mtrs.  A feature millstone, 1.2mtrs diameter and 23cm in depth, is set into this surface. The walkway and drop off area are lit by sensor controlled lighting during the hours of darkness. There are no gradients.
Assistance with luggage on arrival and departure is always available to our guests.
 
Main Entrance/Reception 

There are signs to guide you to our main entrance/reception. There is a bell push on the doorframe should we miss your arrival.  The reception has French Door arrangement with a maximum opening of 1.25mtrs.  Our reception area is an informal space of approximately 3.0 x1.4mtrs. There is no desk or obstructions.  The floor is tiled. Access from the outside paved walkway into the reception area is via a low sill at the entrance.

On arrival at reception our guests are welcomed and provided with an information folder before being escorted to their suite.  The facilities in their accommodation will be fully explained by the owner.  Menus and dining arrangements are detailed in the information folders.

Guest Accommodation

Our two guest suites are located in a conversion of a former mill related building, attached to the main house. The suites are named after the working Lincolnshire windmills of Alford and Sibsey

Both suites are centrally heated by the same system that serves the main house.  In addition, rotating convector heaters are available in each suite as a fallback arrangement.

Both suites are ground floor and both have lockable front and rear access doors.  It is feature of our guest accommodation that guests have the independence of their own front door, away from the main house.

The front door to Alford Suite is a French Door arrangement with a maximum opening of 1.2mtrs. There is a sill of 15cm height at this door.  The rear door to the suite is a ledge and braced door with a maximum opening of 83cm.  This door has a low sill and a step down of 15cm onto the patio outside.

The front door to Sibsey Suite is a ledge and braced door with a maximum opening of 83cm. There is a sill height of 15cm at this door. The rear door to this suite is a French Door arrangement with a maximum opening of 1.2mtrs. There is a low sill and a step down of 10cm onto the patio outside.

The installation of a temporary ramp to overcome the front door sill to both suites is possible.

Suite Details - Each suite comprises of:

-	 Lounge. 	The lounge is approximately 4.8 x 2.7mtrs with a hardwood laminate floor surface and a close pile, centrally positioned, rug.  Furnishings include a two-seat settee and matching armchair.  A freeview television, with Teletex, and a DVD/Video player are available in each lounge.  Lighting is a ceiling light arrangement supplemented by a table and floor lamp.

-	Bedroom.	The bedroom is accessed from the lounge through an opening 2mtrs high and 83cm wide.  The room is approximately 4.8 x 2.7mtrs with short pile, fitted carpet.  Furnishings include a kingsize double bed, wardrobe, bedside tables, dressing table with chair and a luggage stand.  Access to the bed from both sides is good, however, access at the foot of the beds is limited to a width of approximately 50cm. Lighting is a ceiling light arrangement supplemented by beside table lamps.

-	Ensuite Shower Room.	The ensuite is accessed from the bedroom via a securable door with a maximum opening of 80cm. The room is approximately 2.5 x 1.7mtrs and is a fully tile wet room.  The hand basin and toilet are wall hung.  The hand basin has wall mounted semi-pedestal and has an under basin clearance of 70cm. The toilet seat height is 45cm. The toilet cistern is concealed and operated by a wall mounted push button.  An electric shower is installed to ensure that guests are not in competition for hot water with other users of the hot water system.  As a wet room, there is no shower tray. A shower curtain is used in favour of a fixed screen to ensure maximum access over an uninterrupted, non-slip, tiled floor surface. A centrally heated towel rail is positioned behind the door.  Ventilation is provided by a fan, which operates in association with the lighting.  An over the hand basin, illuminated, mirror is also provided.  The mirror light comes on in conjunction with the main lighting, but may be turned off independently. The ensuites do not have a window.

Internal Public Areas

With exception of the reception area and the dining room there are no public areas in the main house.
Public Areas - WC

We feel that the close proximity of the guest accommodation with associated private ensuite facilities negates the provision for guest WC arrangements in the main house. 

Dining
Old Mill House has a guest dining room.  We do not have a restaurant, bar, public lounge, take-away or cafe.

Breakfast and evening meals (by arrangement) are taken in the main house.  The dining room is on the ground floor and accessed via the reception area. The doorway from the reception area to the dining room is 80cm wide. The floor between the two areas is a continuous tiled surface with occasional short pile rugs.

With no more than four guests we are able give our guest individual attention and flexibility when dining.

Meals are taken at a single, four-leg table using armless chairs. The table underspace height is 65cms. Dining furniture may be moved for greater access if needed.  Recessed ceiling lighting provides area lighting over the dining table, this can supplemented if required by a floor standing lamp.
  
We do not play 'canned' music in the public areas of the B&B.  However, our guests often appreciate local radio at breakfast time, for weather and travel information. Music is also available as a background to evening dining, if desired.
All dining is table service.  We are also able to offer a vegetarian menu option.
 
Laundry

We have no guest laundry facilities.  However, drying facilities for wet rainwear is available in our utility building on request

Grounds and Gardens

The grounds to the rear of the property comprise approximately half an acre of flat pasture.  To the side of the house there is a garden accessible from the rear of the guest suites.  At rear of each suite is a small paved patio. A 10cm step-down from each patio area gives access to a 1.2mtr wide paved path, which connects the two patios.  Some areas of the garden, adjacent to the main house, are under development and guests are advised to take this into consideration when using the area.

The mill tower and former granary building at the rear of the property have yet to be renovated and are not available to the public. 

Additional Information

With the exception of guide dogs, Old Mill House B&B does not accept pets.
Legislation prohibits smoking in any Old Mill House B&B buildings available to the public.
